Frank & Pati — A Story That Started With Racing
Frank and Pati met through racing, a world where preparation, trust and following through mattered. Racing remains part of their story, but today Frankie Buys Houses is about something very simple: real conversations with property owners and finding a workable path forward. When you call, you are not being routed through a national call center. You are starting a conversation with Frank.
Frank began drag racing in 1973 and drove funny cars and dragsters for about 24 years — his fastest quarter-mile runs came in just under 200 mph, in the low-seven-second range. He has also been through a race-car fire. After his years driving he stayed close to the sport, participating for roughly another 20 years in professional-style booked racing and serving as a car chief, overseeing preparation of the car and handling the hands-on mechanical work.
Alongside all of that, Frank has about 50 years of experience around buying and selling real estate, including California, Texas, Georgia and Kentucky, along with private lending. His approach is simple: understand how a deal can be structured, and try to create a workable outcome for both sides.

Questions
Common Questions About Selling Your House Directly
How can I sell my house fast in Indianapolis?
Start by telling Frank about the property — the form on this page or a phone call both work. From there you have a real conversation about the house, your timeline, and what a direct sale could look like. There is no obligation to move forward.
Will Frankie Buys Houses buy a house that needs repairs?
Yes. Houses needing repairs are one of the most common reasons people reach out. Tell us about the property as it sits today — you do not need to fix anything before having the conversation.
Can I sell an inherited house in Indianapolis?
Yes, inherited properties are a situation Frank talks through regularly. Every family's circumstances are different, so the first step is simply a conversation about the house and what you want to happen next.
Can I sell a rental property with tenants?
Yes. If you own a rental — with or without tenants — and are ready to step away from being a landlord, tell Frank about the property and you can talk through the options together.
Do I have to clean out the house before talking with Frank?
No. Cleanout needs are common and nothing to be embarrassed about. Describe the house as it is today and let Frank see the situation before you spend time or money on it.
What happens after I tell Frank about my property?
Frank reviews what you shared and follows up with you directly — a real person, not a call center. You talk through the house, your situation, and possible next steps. No pressure and no obligation.
Can I choose when I want to sell?
Your timeline is part of the conversation. Some sellers want to move quickly and others need more time — tell Frank what works for you and that shapes the discussion.
